The Apartment block’s Management Company is responsible for general maintenance

The Apartment block’s Management Company is responsible for the general maintenance of the development as specified in the Head Lease, which typically is the general fabric of the building, the Communal areas, the Gardens and Car Parks (where appropriate). This will include liaison with Shareholders, Relevant Public Authorities and Contractors to ensure a regular and robust maintenance programme is in place.

We assist by:

Preparing and implementing a robust communal maintenance plan.
Ensuring repairs and maintenance are promptly undertaken by reputable Contractors
.
Co-ordinating and arranging major building works or projects not covered by Annual Service Contracts.
Undertaking property visits to check conditions and make recommendations for necessary repairs.
Obtaining specifications and contracts for minor works and services as well as arranging tenders for major works.
Providing a clear audit trail to sign off and approve payment of maintenance expenditure.
Assisting with Insurance Claim administration and obtaining competitive and comprehensive cover for the development.
