Our duties

We have developed strategies that include technical, administrative and financial management.

This typically will mirror the obligations between the Management Company and the Long Leaseholder ( Apartment Owner) as set out in the Lease .
Sterling Property Management is contracted as the Managing Agent to fill the role of the Apartment Management Company in managing the development and providing the services stated within the lease. These are funded by annual service charges levied on the leaseholders (owners) and collected by the Managing Agent.

What is involved in our service?

We are Managing Agents for Apartment Block Property Management Companies to which we provide a wide range of services.

Maintenance

Develping and overseeing a robust maintenance plan.

Finance

Managing companies finances, accounts and more.

Secretarial

Ensuring compliance with all regulatory/statutory obligations.

Our professional management services include

Routine enquiries from Leaseholders (owners).
Responding to Advocate and Leaseholder enquiries regarding assignments and licenses.
Monitoring and ensuring compliance with the terms of the lease and Policies set by the Management Company’s Board of Directors.
Subject to Landlord approval, dispute resolution including compliance breaches.
Sub Letting and other requests requiring Management Company approval.
Risk Management, Fire regulations, Health and Safety Compliance.
Health & Safety checks, fire risk assessments and ensuring appropriate risk assessments are in place.
Arranging for specialist inspections and tests by Contractors and Specialists.
